This hotel is located in the heart of Walking Street (Pattaya). There are 8 standard rooms + 1 VIP room. There are currently 5 people in staff and they will remain in the hotel to make sure that the transition goes smoothly. The 8 regular rooms are 16 square meters each. The VIP room is 20 square meters. Reception is 20 square meters and storage room another 16 square meters. There are A/C in all rooms, safe, wardrobe, separate toilet, shower and dressing table. Current rates are 490 THB and 590 THB (VIP).

 

The rent for the place is 140,000.00 THB per month. The key money is 2,000,000.00 THB (due in February 2016). Key-money payment can be spread over a few months (agreed by the landlord).

Concerning the income, as a short time hotel the daily average number of bookings is of 40-50 per night, with the lowest at 30 and the highest at 80-85. Most customers come through our network of girls and also regular customers coming back for the luxury level of rooms.

Biggest costs are now the rent (140,000 per month) and staff (salaries for 62,500 per month). The other costs (electric, water, maintenance, toiletries, laundry, taxes and nightly expenses) are less than 15,000 THB per item. 

 

Concerning the income, the owner prefers to share this information face to face instead of giving it directly after an initial contact. This hotel is profitable and there's still a lot of margin to increase it by investing in marketing.

 

The price to take over is 6,500,000.00 THB with room to negotiate direct with the owner. There is also an option to take over a small bar next to the hotel for only 600,000.00 THB. It can increase the total income.
